On C-Street, that long-dormant threshold has finally been crossed with the arrival of Sankofa, a $13.5 million, 43,000-square-foot mixed-use development that represents the first major ground-to-ground construction project in the neighborhood in roughly half a century.

    Spearheaded by Springfield-based developer The Vecino Group LLC, the four-story facility introduces 42 affordable apartment units alongside five ground-level commercial bays, anchoring a critical corner of the district. The residential layouts range compactly from 380 to 815 square feet, covering studio to two-bedroom configurations designed to address ongoing housing inventory pressures in Southwest Missouri. For a neighborhood better known for Victorian facades and antique storefronts, the introduction of a contemporary, multi-story structure brings a vital density injection without erasing the industrial character that defines the corridor.

    The path from concept to completion involved a calculated community-engagement strategy. Led by project voices including Patrick McWhirt, chief creative officer for The Vecino Group, the development team coordinated early and open public forums with local merchants and district stakeholders to align the project’s scale with neighborhood expectations. Positioned directly adjacent to the district at 305 W. Commercial St. the developer’s proximity fostered a direct line of communication that softened the typical friction accompanying large-scale urban interventions.

    Local business and district associations have largely praised the project’s execution. Connie Rhoades Hinds, director of the Commercial Street Merchants Association, and Irene Schaefer, vice president of the Commercial Street Community Improvement District, have both noted the refreshing injection of fresh infrastructure into a historic zone that has long relied solely on building restorations. By blending modern residential density with accessible commercial footprints on the ground floor, Sankofa sets a functional benchmark for how Missouri’s regional commercial districts can accommodate growth without losing their distinct local identity.

    While high-end suburban estates and sprawling acreage continue to command headline figures across Greene County and the broader Ozarks luxury market, urban infill projects like Sankofa point to a parallel shift in regional real estate value. As downtown corridors across Springfield, Joplin, and Columbia grapple with modern housing supply constraints, private investments crossing eight figures demonstrate that the highest-return real estate moves are increasingly found where historical character meets disciplined contemporary density.

    Kansas City’s Crossroads Set for $440 Million ‘Encore’ Development

    The Kansas City Crossroads Arts District is slated for a significant transformation with the unveiling of the ‘Encore’ project, a multi-phase mixed-use development valued at over $440 million. Spearheaded by EPC Real Estate Group in collaboration with VeLa Development Partners and Dan Carr, the ambitious plan will occupy a four-acre site at 16th Street and Broadway Boulevard, directly across from the Kauffman Center for the Performing Arts.

    The comprehensive development includes three distinct towers: a 32-story residential building offering 392 luxury apartments, a 15-story luxury hotel with 282 keys, and an 11-story office building providing 124,000 square feet of Class A office space. This vertical integration aims to create a vibrant hub for living, working, and leisure, fundamentally altering the city’s skyline and serving as a critical gateway connecting Downtown Kansas City, the Crossroads, and the Westside.

    Designed by architecture firm Hoefer Welker, the project’s master plan details a phased approach, with the first phase, the residential tower, expected to break ground in late 2026. The entire multi-phase development is projected to reach full completion around 2030. The site, previously home to mostly vacant buildings and a former Denny’s restaurant, represents a trend of converting underutilized urban land into high-density, modern amenities.

    The project’s substantial investment is further supported by an incentive plan that includes up to $500 million in bonds and a 25-year tax abatement, approved by Port KC. This public-private partnership is projected to generate significantly more property taxes for local bodies than the site would if left undeveloped, alongside additional sales, hospitality, and earnings taxes for the city. The scale and scope of ‘Encore’ position it as one of the largest and most impactful developments in the Crossroads to date.

    Springfield, Missouri‘s historic Commercial Street district is witnessing a significant transformation with the ongoing development of The Sankofa Project, a $13.5 million mixed-use endeavor spearheaded by The Vecino Group. Located at 411 W. Commercial St. this four-story building is designed to introduce 42 affordable housing units alongside five ground-floor commercial and business-incubator spaces.

    The project’s name, ‘Sankofa,’ derives from the ancient Adinkra language, signifying ‘learning from the past ensures a strong future,’ a philosophy that resonates with the development’s aim to revitalize a historic corridor. It represents the first new, from-the-ground-up construction on Commercial Street in over five decades, underscoring its role as a landmark development for the area.

    The 42 residential units, comprising studio, one-, and two-bedroom apartments, are specifically priced to accommodate households earning between 50% and 60% of the area median income. This focus on affordability addresses a critical need within the Springfield community, a market observation that aligns with the broader trends JL Group often analyzes in regional real estate. Beyond housing, the ground-floor commercial spaces are poised to foster local economic activity, with one space specifically designated as a business incubator managed by the Multicultural Business Association, aiming to support disability-, women-, and minority-owned businesses.

    Funding for the $13.5 million project is a testament to a collaborative effort, drawing from diverse sources including The Bank of Missouri, Cedar Rapids Bank & Trust, Greene County American Rescue Plan Act (ARPA) funding, and City of Springfield HOME and HOME ARP funding, as well as Bring It Home, LLC. Greene County alone contributed $4.5 million in ARPA funds, highlighting the public sector’s commitment to the project’s success. Additionally, the City of Springfield’s Industrial Development Authority issued $8 million in multifamily housing revenue bonds to support the acquisition and construction.

    The Vecino Group, a nationally recognized affordable and permanent supportive housing developer with its roots and an office on Commercial Street, broke ground on the Sankofa Project in February 2025. Vecino Construction LLC serves as the general contractor, with Vecino Design LLC handling the architectural responsibilities. While initial estimates targeted completion by Spring 2026, the project was nearing completion as of June 2026, with preleasing underway and initial move-ins anticipated within weeks.
